The company is best known for developing and managing world class shopping centers and hotels as well as office buildings throughout the United States. Since the company was founded in 1977, we have been responsible for over 6 million square feet of commercial development. The Dulles Expo Center is a unique development, home to Dulles Expo the second largest exhibit hall in the Washington, D.C. metropolitan area. Dulles Expo recently expanded its facility with 30,000 square feet of additional space. Located just six miles south of Washington Dulles International Airport on Route 28, between I-66 and the Dulles Toll Road in Fairfax County, this 240,000 square foot facility offers over 2,400 free on-site parking spaces. A Holiday Inn Hotel, a Walmart store and fifteen dining options are also on the property. Chantilly, Virginia is home to a highly trained and educated workforce, with a desirable quality of life, competitive tax structure and close proximity to Washington, D.C., the Dulles Expo Center delivers to a diverse and dynamic economy, boasting nearly 27,000 companies, trade associations and organizations. The 57 acre property is located in Stafford County, Virginia at 425 and 459 Garrisonville Road, about a half mile west of Interstate 95 and our Stafford Marketplace Shopping Center. The Property is the best remaining undeveloped property on Garrisonville Road (the main commercial corridor in North Stafford). The Pence Group obtained a re-zoning of the Property on October 20, 2015 to a P-TND designation permitting a mixed-used development. The P-TND re-classification allows construction of up to 500,000 square feet of commercial space (retail and office) and 453 multi-family residential units. Separate applications for Conditional Use Permits (CPU) are approved permitting a gas service station use and a drive-through bank.
